It took exactly two months from when we first bought the house to when we actually got it listed so i’m super pumped. Rehabbing is one of my favorite was to invest in real estate and this house was no exception.

If you guys can remember, this house was UGLY when we first bought it and now we’ve totally transformed it into something amazing.

The front yard used to looked terrible but my subcontractor really went above and beyond to make it look really good. Finding contractors with high attention to detail is crucial so make sure you vet your contractors thoroughly before working with them. My contractor’s attention to detail is unparalleled and he really knows how to tie everything together nicely.

Now if you remember from before you know the laundry room was actually outside and it kinda looked funny? What we ended up doing was actually attach it to the house. In the process of doing that we added 150 square feet to the property which actually increased the value of the property, plus it a lot more convenient for the new homeowner.

Does anyone remember the accent wall? Yeah, the women absolutely loved it! We had an open house this weekend and people couldn’t stop talking about the accent wall. It was a great addition and gives the place a ton of extra flavor.

The kitchen is by far one of my favorite things about this rehab. All in we probably had $8000 into the kitchen between the appliances, cabinetry, and the counter tops which really paid off because it look absolutely amazing.

I don’t know if you guys remember but the pool in the backyard was freaking disgusting and needed a lot of work done to it. We made a few mistakes with hiring people to fix the pool who really had no business fixing the pool but it all ended up working out and now it looks great (I would definitely swim in it)

Overall this Rehab turned out better than I imagined. So here are the final numbers.

Property Price: $204,000
Closing costs: $2000
Rehab costs: $56,000
Private money lender: $10,000
Est. Agent Fees: $9597
Est. Sales Closing Costs: $2,500
Listing Price: $319,900

Profit: $25,000 – $35,000 (final expenses still rolling in)

After it’s all said and done we will probably end up making about $25,000 to $35,000 which is a little less than it should be. Like I said we probably went over budget by about $7000 but this was Garret’s first rehab so overall we knew there would be some hiccups. Regardless we still made a TON of money.
