Creative financing is when we use ideas instead of money. When the real estate market dips, like it is now, creative financing strategies become more important than ever for real estate investors.

We refer to these as “terms”. Now there’s 3 terms, two of them you’re probably familiar with, and one that very few people know. Here’s the thing, it’s this last one where REAL fortunes can be made, and this is what I’ll be sharing with you today. So, what are these terms?

1) Terms of the sale
2) Terms of the loan
3) The deal after the deal

Now, if you start using the deal after the deal strategy you’ll do end up doing more deals, need less money to do deals, you’ll create more passive income, you’ll be hedged against inflation and you’ll control more real estate, meaning you’ll have more options.

And that, my friend, is what it’s all about. Options. Options give you freedom to do, or not do, as you please.

My good friend Eddie Speed introduced me to the deal after the deal a few years ago. He alerted me to the fact that you can buy seller financed loans with payoff terms of 12 years or longer at a discount before they’re paid off.

Eddie’s the master at this. He buys back 70% of his own debt at a 30-35% discount. But check this. Rather than write the debt off, he leaves it active and resells it at a profit!

Now, this is a complex strategy so I can’t dive into everything here, but for now here’s what you need to know:

Don’t do another seller financed deal without inserting the RIGHT OF FIRST REFUSAL clause in your documents. If they’re going to sell to someone else at a discount, you might as well get a chance at it, right?
