🏘Hello everyone, thanks for being here one more time. In this video I’ll talk about a very important subject, expenses when selling a property in Costa Rica. Calculations you have to consider before selling.

🏘Ok so you decided to sell your amazing home here in Costa Rica? Fine but consider the following expenses, some could be very obvious but believe me some sellers don’t know or just don’t do it and this can put a deal in a BIG risk!
🏘1) Pay municipal taxes, also luxury taxes if apply and homeowner’s association fees if your property is part of a private community, have them all up to date and have certified letter from each one of them.
🏘2) You as seller will have to pay 5% Real Estate commission plus 13% taxes yes, here in Costa Rica only seller pays real estate commissions, also consider that depending on property location commission could be 6% or even 7 % plus taxes.
🏘3) You as seller will pay your attorney fees services BUT relax, here in Costa Rica Buyer pays transfer and stamp fees which is around 3,75% plus taxes based on property purchase price.
🏘4) If you have your property under a corporation SA, limited or any other, you have to make sure taxes are paid.
🏘5) In some cases, you will have to split Escrow agent costs with buyer however, in most cases this cost goes to buyer’s side.
Some extra tips when selling a luxury property in Costa Rica are: Have a professional appraisal ready and have an official inspection ready.
