How I Screwed Up Buying This House Flip! Bought 1/7/2020

This is a house flip I bought in January and I made a pretty big mistake when I bought it. I did not check out the house before closing to make sure the owner was gone! We buy a lot of houses and I usually remember to at least drive by them to make sure they did not burn down or anything but I completely spaced doing that on this house.

I bought it from a wholesaler who I had never used before so I really should have checked out the house. The previous who sold it to the wholesaler did not move out and he is still there 6 weeks later! The wholesaler said he would be out and was even going to help him move. After closing the wholesaler still said he would be out but a week later said he wasn’t having much luck and basically gave up. he is going to be getting the bill for the eviction after we are done with everything.

For the eviction in Colorado, after it is scheduled we get 1 hour to move everything out with my own crew. We have to make sure I have a lot of people ready to go if there is a lot of stuff to move. If the sheriff thinks we don’t have enough people they will make us reschedule it.

Hopefully, this guy moves out soon but I won’t get my hopes up.
