I technically have not bought it but closing is supposed to be today. We are waiting on HUBZU to get us docs to sign and I show the importance of doing a walkthrough before closing on properties. We will be buying this one for $160k, spend $30k or $35k on repairs, spend another $20k to $25k on selling costs, carrying costs, and financing costs, and it should be worth $270k to $280k.
The house will need paint flooring, baths, lights, doors, and some exterior work. The kitchen is actually fine, except the counters! The basement was flooded at one point but I do not think we will be finishing it again. It is not worth it.
I would love for the shop to be on the property but it is not! We may try to buy it from the neighbor though if we can find him.
