Fix and Flip House Purchased Directly From A Wholesaler

In this video I show you an example of a house that I recently purchased from a wholesaler. This house can be a great fix and flip and can also be a very good buy, repair, rent and refinance property. The house does not need much repairs at all so in this case it may be buy, rent and refinance.

My purchase price on this property was $105,000 and this house could be fixed and sold retail for as much as $175,000 or $180,000. That should bring in at least a $30,000 profit. Being that the house is in such good condition, an even better option could be to buy the house, rent it out and then refinance it.

I could also flip this house to another BRRR investor for around $135,000 netting me a quick $30,000 profit without doing anything at all to the house. That strategy would still leave enough spread (equity) for the investor to want to do the deal. That is probably my best exit strategy on this property.

Remember that when you are evaluating houses to purchase there are multiple exit strategies that you could be employing. You need to be flexible with your options and always take the option that makes you the best return with the least amount of effort. In this case I believe that would be to flip this property as is to another investor who is looking for a rental property.
