As we’ve covered in past videos, the tremendous wealth creating opportunities that Real Estate provides is why EVERY member of the annual Forbes list of Richest Americans has real estate holdings in their portfolios, but what if you’re already making decent money in your profession – enough so, that you have the money to invest, but what you lack is the time to ACTIVELY research markets, find real estate agents, find deals, analyze deals, manage tenants and manage your investment properties.
If you have young children then you already know how much of a premium time for yourself, let alone time for active hands-on investing, can be. I’m right there with you.
So, in this video we’re going to analyze THREE different ways that you can PASSIVELY invest in Real Estate, so that you can still add real estate investments to your portfolio and enjoy the financial returns that real estate can provide, without the neglecting your income producing business or career… or your family.
If you don’t have any money to invest in real estate then the only thing you have to invest is your Sweat Equity (meaning your time and action), but if you have some money in savings that you can invest, but you don’t have the time to actively put a real estate deal together, then you’ll have to invest in someone else’s deal. There are a lot of ways to do this, the most common being Crowdfunding, Real Estate Investment Trusts (REITS) and Syndications (which are funds setup by active real estate investors and investment firms).
Crowdfunding, is where you use online companies that coordinate funding for deals around the country, to review the different deals that investment firms and developers are seeking to raise money for.
REITs, real estate investment trusts, are companies that own, operate, or finance income-producing properties. The largest REITs are publicly traded, You’re not necessarily investing in any particular deal, but rather in the company and their investment portfolio as a whole.
Due to the regulations surrounding REITs, by law they must pay out a minimum of 90% of their taxable income in the form of shareholder dividends each year. While REITs generate a steady income stream for their investors, they offer little in the way of capital appreciation, which is one of the greatest wealth building parts of real estate investing.
Syndication is an investment directly into a fund for real estate investment deals. These are typically large deals, which can be complex and complicated. These funds raise money for these large deals from people who are looking for passive investment opportunities. The people running these funds should have a track record of successfully completing large deals like the ones they’re asking you to invest in. In many ways you’re investing in the team of people running the deals, more than the actual real estate investment.
